For best results... even in a hot market... sellers should consider making the following preparations prior to putting their home on the market. These tips have helped many other sellers get the best price for their homes:

  • Prepare your home. One of the first steps is to look at your entire house objectively. As it is often said in the real estate industry, "the way you live in a home, and the way you sell a home, are two different scenarios". Curb appeal matters, so be sure to trim the yard and thoroughly clean the windows. Take note of exterior paint, and interior aspects include keeping the house light and bright, professionally clean carpets and refinish hardwood floors if necessary.
     
  • Get rid of clutter. To enhance spaciousness of your rooms eliminate clutter, even if this means storing some furniture.
     
  • Hire a stager. Staging by a professional designer can be as minimal as simply rearranging the furniture you have and assisting in eliminating clutter. For larger jobs the stagers can recommend and arrange for delivery and set-up of furniture, artwork and plants. The type of staging largely depends on the current market and the price range of the property.
     
  • Price your house right. Appropriate pricing is always key to attracting buyers and obtaining a solid sale. If a property is overpriced, it will often linger on the market as well as alienate prospective buyers who believe it is out of their range.
     

To establish an appropriate price, a market analysis will factor in recent sales, location, neighborhood, age and condition of the property. Well priced homes frequently generate multiple offers from competing buyers, which in turn, drives up the price.

In a busy market, deciding on a marketing plan and time frame for exposing the home to the market is important in getting the best bid.
