The Escrow Process: from Pending Sale Through Close of Escrow

After the offer has been ratified, I will perform the following tasks on your behalf:

  • Verify that escrow has been opened, and that the buyer's earnest money has been deposited.
     
  • Review the preliminary title report, and make sure that all title, easement, and other issues are addressed and signed by the buyer.
     
  • Ensure all necessary documents, including contracts, disclosures and reports are properly executed.
     
  • Ensure all contract contingencies and deadlines are met and removed as required within the contractual time limits.
     
  • Deliver copies of all pertinent documents to you and the buyer's agent.
     
  • Monitor progress of buyer's financing.
     
  • Manage scheduled property inspections and communicate findings.
     
  • Represent you in any further negotiations which may result from property inspections.
     
  • Help you coordinate any repairs that may be required during the escrow period.
     
  • Coordinate the drawing and signing of closing papers.
